saw an article about a new website in the wsj yesterday... just checked it out and have to say that it's very cool.

It totally nailed my house on the details. I think the price is a bit high, but the general movements and trends seem right. Love how I can see the details of all my neighbors' homes by just moving the cursor over their homes in the satmap! This startup is not government work!
 
I heard today that the results have a +/- seven percent error rate. The results are supposed to be more accurate on the West coast versus the East coast.
 
Close on mine..
Rooms and some other details were wrong.
Square footage and listed it as a single story.. wrong, but it's funny that I have had those problems to address when getting apraisal details.

:eek: :eek: :eek: I just looked up the house I sold 2 years ago. It was $900,000 off the mark. I spoke with my agent a few weeks ago, and she told me we sold at the peak, so I know it hasn't appreciated THAT much.
 
they under-reported our sf slightly, but nailed the location (something google misses by 6 houses - huh?) and the price just where it should be. no doubt, they'll fine tune as time goes by.

Thats actually pretty accurate. For those of you where the room count is off, it doesnt report what is in your basement. Basement areas are calculated differently from living area room count. It is done this way on reg appraisals as well.
 
Mine was only off by about 3 mill. which percentage wise is pretty close!:biggrin: :biggrin:

Steve, exactly what I am using it for now. Saved me some time on a Bid,one that I had no kind of cost basis and no time to evaluate a RFP.

My room count is off and it has nothing to do with my basement.
The room count is simply off.
As well as listing the house as a single story.
I am thinking some records were not upgraded correctly, as the house was remodeled well before I purchased it. However, they type of house and the original build platform has stayed the same...

It was pretty accurate on other homes that I am currently looking at in Texas...
I really appreciate the site, it has helped me tremendously in the last hour... No joke.

Mine showed the building my condo is in before it was developed >5 years ago....not exactly up to date-

I just used to to check a Freddy Mac repo which they have listed at $67,900 and the site lists it at $85,235. Any partners out there?:biggrin:
 
It shows a house on my street 8-9 houses down the street from me as my address. :confused:

I just bought a house for 35k I thought I was getting a pretty good deal and this site confirmed it for me. Looks like surrounding houses are selling for 75k-100k. I already have the place sold for 50k to a handicapped person who is wheelchair bound with CP. He is a really nice guy who's ambitious and has always wanted to own his own home. I have set houses up in the past for handicapped people and this is the first one where the buyer is helping with all the phone calls and red tape to get the grants for making the house handicapped assessable.

Google Earth does the samething with my fathers house in Boca. They show his house about a block away from where it really is.
 
I started playing with this site a little bit yesterday, you can update your house with improvements made and it will adjust the value accordingly. I've found a few houses that I'm quite familiar with are pretty accurate, and others are way off. It's certainly worth what you pay to use it, and maybe a little more!!!!:biggrin:
 
This doesn't work on mine, which is within a 2-yr old townhome community...strange...

All the new houses that built and sold w/in the last 18 months in my neighborhood are not showing up as welll...
 
Wow...this is sad for me.. I listed my house for sale 2 days ago and I guess I am asking $100K LESS than what it says on that site....should I bump it up???

Its totally off on my street. The sq footage for my house shows 2,319, when its really about 4,900. My neighbor's house shows 4,720, when I know for a fact its over 7,000

you know, my take is these kinds of things are neat, but there's nothing that compares with the in-depth knowledge and representation of a top-notch, well-qualified real estate person... someone who has your area nailed wrt value, etc.

the real estate guy we used to buy our current home worked with us for 8 years while we pissed and moaned about the places he'd show us... then one day he brought us to this house and in <1 minute, we were decided (she headed off to one area of the property, me to another and independently we decided to buy). he helped us prep, list and sell our previous long-term home and from our point of view - both the sale and purchase transactions could not have possibly gone better.

the point of my rant? like i said earlier - i think these things are nice, but i'll take a local expert any day of the week (and for you old-school types, twice on sunday :)

God I love Seattle. The estimate ours to be worth $400k. Pretty cool since we bought it in 5/04 for $295k. The market here has gone nuts.
The last estimate I had 4 months ago had it at $385k, so they're pretty close.
