Let him do what he wants to do. Owning a home is NOT a good investment, it does not make you money and it does not fix itself. Ya if it doubles in 5 years guess what? Everyone else doubled around you as well.

In answer to your question, yes, I have assured my friend I have no problem taking all the risk, and can buy him out should he wish to not own anymore.

Your intention is very noble. But how can you make that kind of guarantee even at a loss.
I can not take that kind of offer from a life long friend. It is not fair to you.
I will let things be the way they are. If he is ready or willing, he will initiate it the next time.
We need to clearly define friendship and business. They are different and do not get them mixed up. If you must, a clear contract is a vital.
