Homes with attached RV garages but unsure about curb appeal, resale value

I was out window shopping (my house only has a 3-car garage :frown:), and saw these. The single story can hold 5 NSXs without having to use lifts, and it priced out at around $330k with typical mid-level upgrades (granite/upgraded kitchen, insulated/air conditioned garage, extended patio, cabinets, flooring, etc.). The car guy in me fell in love with the garage space, but the practical side of me is unsure about curb appeal and resale value. What does the Prime collective think?

lots of houses in austin have those RV garages. i rather have a tandem and covered RV parking. I wouldnt want the supergarge in the front of the house.
 
There's a couple in my neighborhood. However, they are unattached as outbuildings and, IMHO, look better that way. Resale is a serious consideration but something an agent would be able to give you with comparable sales.
 
I think if you have the RV garage then resale is good. A lot of baby boomers love their RVs and don't want them rotting in the sun.
The split floorplan is also a desireable feature...Master Bedroom seperated from the rest of the bedrooms with common space in between for a sound buffer.
The extended patio and extra bedroom option is a good bet also...maximize the sq footage and usable outdoor space.
 
Looks good to me. Asking price seems pretty high for 2300 sqft unless the backyard has an awesome pool.

I can understand how it would seem expensive coming from Texas. I believe Californians would think it's an absolute bargain. :D

+1, $330k for a relatively new house with the features you have mentioned sounds like a steal to me. That would not be the price in NJ.

As for the RV garage, I love the space as it is perfect for a lift or two. If you are concerned about resell it would be relatively easy to take off a couple sections off the door and move the header down to around 8' height. It would not be a structural, but rather just cosmetic change.

True, but the whole subdivision will be populated with these homes, and I can imagine some princess buyers getting turned off by all the big, prominent "ugly garage doors" in front of the houses. Hence, I need to consider how it might limit the future potential buyer pool, as much as the car enthusiast inside me is screaming "buy it!"

Wow, I would buy that house in a second. Too me that is a great price, but my housing pricing is a little off. I currently live in a 1184 sq ft townhouse that cost me $407K. I could only dream of owning a house that large. LOL

As for the looks, all I see is putting a full size lift in the RV garage to work on cars. Also that great room look to be large enough to put in my dream pool table. I'm sold. Hahaha

Next time you come over you can stay in my 11 X 10 spare bedroom. LOL Funny thing is I've been to hotels where the bathroom alone was larger than my master bedroom. :(

What is this talk about 5 NSX's? Stop hording NSX's Hahaha
 
Not a fan of garages fronting on the street personally, I assume both garage spaces are heated/cooled. Check with the utility company and get an average bill for summer especially, cooling the RV section might be on the high side with 14 foot+ wall heights. In the end it's a personal choice if you can justify the added space.

With that said, unsure of the HOA requirements, but some cosmetic/aesthetic "treatment" to the firestation-like garage door could make the house look like a more conventional home (if such is even a concern).

That garage setup is a dream for car enthusiasts, hobbyists, boaters, bikers, AirStreamers/RVers, hoarders, gymrats, packrats, DIY'ers...

You have a great car culture there in PHX, if you put in a bunch of lifts it will make it worth MORE when you go to sell it to the next car nut.
 
Sigh. 400k+ in the undesirable town next door from here for 1700 Sq ft new Construction, base cost, no land at all. Would kill for that price in my area.

I have a double attached that isn't big enough. One should never buy a house with less than four garage stalls. My small garage keeps me up at night. The only issue I see is you can't live in Arizona in the summer.
 
Looks a lot better then having a trailer or motorhome parked next to the house.

+1 thought I totally agree with your comment that everyone needs a 4-car garage, out here in Silicon Valley almost ANY house in a decent neighborhood with a 3-car garage would cost you $1.5 mil or more if you can find one. Many million dollar neighborhoods here get by with a 1-car detached garage if you are lucky.

To the OP: I have never seen a single "super" garage type house like that here in CA. Not sure why but I don't cost has anything to do with it. Maybe local zoning?

When I first saw that picture, I was like "wow" then ehhhh, looks like a fire station, and then thinking though it looks cool, it detracts from the appearance of the house from a curb appeal standpoint. I think a super garage like that would look cool if it was side facing and hidden in the back but not right up front like that. Does look a bit weird, of course the car guy in me thinks it's cool but I know my wife would not buy a house with that "upgrade" so be careful.
