Saw someone get taken to the cleaners at the bank today.

I Went into the the bank today and was depositing a check, and a gentleman was waiting on his home eqt loan. The bank rep came in and said to him "The reason your loan is not yet approved is because you need an appraisal." He then continues his rant with what it does etc...The bill...$313.

After he leaves I said the the customer "you have a house, right?" He says yeah. An educated guess I say. I continue to say that I had a 2000 house that I wanted a home eqt loan on , and he is right you do need an appraisal, but it does not need to be done by their guy. What you need to do is get a Approved home appraiser to do it for you for far less than $313, This should take you 10 minutes tops as it did me. Anyways, he was embarrassed to go to the bank rep, and I said I don't give a crap that I told you what it is, they are trying to screw you. Anyways, he gets it done. for. $313.

What kills me is that the bank charges unsuspecting people outrageous prices for services and transactions, especially in instances when a service like this is done in a matter of minutes.:wink:

What you need to do is get a philips head screwdriver, remove the MAF, and get some carb cleaner, gently spray it a few times, and the black gunk on the sensors will dissapear. Much different situation than auto repair. When dealing with a bank the borrower is forced into paying what the bank charges. The borrower can not go and find his own comps and put together his own appraisal. Unless of course you get a lazy ass appraiser and he doesn't want to do his job and neither does the realtor. The last appraiser to do work for me came up with a low value, much lower than my sale price. So I was left to find the comps and gave them to the appraiser. The prick still charged me the full 500 bucks for the appraisal AND AN ADDITIONAL 100 bucks to update it with the info I researched and submitted. There are lazy rotten good for nothing people in every industry. What really gets under my skin is when a lazy person some how ends up in a gravy job and makes a lot of money at that job. Just doesn't seem right.

AMEN Brother!!....I was asked to pay the same fee at the same bank a few months back, I said no..I called an apraiser recomended by a realtor..she chargerd me 150$ gave me 6 comps....


Yes This thread was suposed to be in humor, just giving my banker friend a hard time :biggrin: :biggrin:

The last house I flipped I sold to a young couple. At the closing I was looking over the paper work. I was shocked to see the bank required TWO appraisals.

Been away from prime for a day or so, and just saw a couple of mock "taken to the cleaners" threads. Hell, maybe I have started a trend. :biggrin:

At the end of the day, we all need to find humor in everything we can.

Banking, like medicine, auto repair, and everything else is full of greedy little villians who are consumed with dishonesty and greed. And as I mentioned in the original thread that banking is certainly not ran by priests and nuns. I, as a banker with 10 years of experience, cringe more times than I would like to count at the "do what is right for the customer" pledge by my company that is compromised daily...compromised by the greed of many that work and run this organization. I do have a choice, in the position I have, to do what is right, and attribute much of my success to doing just that.

Just tonight, saw another Allstate commercial, with the usual "we will be there for you" insurance jibberish, and I am reminded of a family I know well who were dropped by them, having only two claims in 34 years, the first decades ago for minor storm damage, and the latter due to a house fire caused by a dryer, which Allstate claims "could have been prevented". Not in good hands...

Hey, we all just need to be cautious, learn as much as possible and march ahead! Places like resellerratings.com and angieslist are gaining popularity because consumers are weary.

Yah ... $350-$450 here. 313 sounds about right if not good. I cant see anyone doing for less than 300:confused: Any less than that and you get what you pay for. (Steveny story comes to mind) Depends on the lenders. Some banks use an AVM, and if it comes out past a certain LTV, they wont require it. Any loan that will be sold on the secondary market will require a FNMA approved appraisal.
