real estate attorneys??

any real estate attorneys out there??? ive got a very unusual case involving encroachment. the original builder used a substantial portion of the neighboring lot for ingress/egress.

could use some best thinking on the matter...

Are you sure there's no easement on file with the town/village/county ?

If not then you have a definite case.

Not a lawyer........I'm the Director of Real Estate/Construction/Facilities/Security for my company. (Canon..the copier/camera folks)

I've been through this with a couple of friends but I'm in no way a real estate lawyer. How long has the situation existed and have you checked the deeds for recorded easements? In some cases if the encroachment has gone on for, I think, 7 years without complaint then there is not much that can be done. IANAL, YMMV, opinions expressed by hosts, callers, and guests are not those of station management, owners, assignees, etc, Professional driver on a closed course.
