Thanks for all the advice guys.

I still have not been able to get in touch with my landlord, or the ins. company.  I really hate small towns.

As for her being negligent, there are branches falling all over this place.  My front sidewalk is covered, and there are more branches hanging on power lines. 

I will see what I can do, but in the mean time, I am just sad
